Strategic Acquisition

Williams Tower Sells For $300M In Houston’s Biggest Office Deal Since 2019

Houston’s iconic Williams Tower has been acquired by its namesake tenant in the city’s largest single-property office sale since 2019.

Energy Giant Takes Ownership: The Williams Cos. purchased the 1.4M SF tower at 2800 Post Oak Blvd. from an entity tied to Invesco Real Estate for more than $300M. Invesco bought the building in 2013 for $412M, while its current appraisal sits near $287M, reflecting the broader reset in office valuations.

Williams Strengthens Houston Footprint: The energy infrastructure company said the acquisition reinforces its long-term commitment to Houston. While it does not plan to move its headquarters from Tulsa, Williams will use the property to support future growth and employee expansion.

Building Remains Highly Occupied: Williams Tower is currently 83% leased, with the company reserving additional space for future needs. Williams also plans to add around 100 employees this year, expanding its Houston workforce beyond 700 employees.

Houston Office Market Sees Investor Activity: The deal highlights growing interest in discounted office assets. Houston recorded $1.1B in office sales during the first half of 2026, with owner-users and private investors driving much of the activity by targeting properties below replacement cost.

A Landmark Deal in a Changing Market: The Williams Tower transaction shows that premier office assets can still attract buyers when they offer strong locations, recognizable brands, and strategic value. Even in a challenging office environment, trophy properties continue to stand out.

➥ THE TAKEAWAY

Iconic Buildings Still Have a Buyer: As the office market continues to evolve, assets with strong tenants and unique positioning are proving they can outperform broader sector trends. Williams Tower’s sale is a reminder that quality real estate remains valuable, especially when buyers have a strategic reason to own it.
