Arlington Bets Beyond the Stadiums

Arlington is courting developers and public-private partnerships to grow past its stadium-town identity, and the redevelopment push is gaining real momentum.

The pitch: At Bisnow's Arlington State of the Market on Sept. 30, panelists pointed to retail, mixed-use and hospitality projects rising around an entertainment district that already anchors the Cowboys, Rangers, Six Flags and two Loews hotels.

Filling a gap: Trademark's Monica Luera Kessler said North Arlington trails DFW and South Arlington on retail square footage per capita. Trademark's 43-acre Anthem project aims to close it, having signed 10 tenants, nine of them new to Arlington, with an early-2028 opening.

Reworking the anchors: Fairbourne Properties and AEW Capital Management are redeveloping the 747K SF Arlington Highlands after it slipped below 96% leased, a chance to modernize and bring in new retailers.

Zoning runway: Trademark and Harrison Street secured zoning that could eventually support multifamily, office and hotel development, widening the district's long-term options.
